Where is more favorable to rent an apartment: in Moscow, Lisbon or Vienna? Review of prices in European capitals

The programs of residence permits by investment imply renting or buying housing in a new place. Not everyone is ready to immediately buy a house or apartment abroad: the average price per square meter in the European Union — from € 1,500 to € 13,000. For many people it is more profitable and convenient to rent an apartment.

In 2019, dollar millionaires most often moved to live in Switzerland, Portugal, Greece and the UK. Such a conclusion was made by experts of the analytical company New World Wealth. We told about it in the material Top 10 countries that wealthy people choose to live.

The average cost of renting an apartment in the European Union is € 1,600. This is the price for an apartment for a large family: with three bedrooms, separate living room, one or more bathrooms. But this figure is more of a guideline than real data: rental prices in some countries of the region differ by a factor of three.

We checked how much it costs to rent an apartment for a month in European capitals. The list includes EU countries, Switzerland and Britain. The prices are current as of April 2021.

Renting a housing in the capital is not always the most expensive option. For example, in some countries prices are higher in tourist centers. Renting an apartment in Cyprus Limassol will cost almost €400 a month more than in the capital Nicosia. In Zurich and Geneva, the average cost of rental apartments with three bedrooms — from € 3,200, and in the capital of Be € 1,000 lower.

The most expensive real estate in Europe is in Monaco. The average cost of rent in the major cities of the state in three or four times higher than in London. Apartments in Monte Carlo on average cost € 11,500 per month, in the capital of Monaco-Ville — € 15,250.

Moscow would take a position in the middle of the table: the average cost of renting a four-room apartment in the city center is ₽140,500, or about €1,500 per month. Apartments in the center of St. Petersburg would cost half as much — ₽75,700, or about €820 per month.

In 2020, real estate prices rose despite the pandemic. Slovakia, Germany, Estonia and Sweden showed the greatest price increases among the EU states — an average of 10‑15%. Real estate in Austria, Portugal, Britain and Malta rose in price by 5‑9% compared to prices in 2019. In Greece, apartment prices rose by 1‑6% by the third quarter of 2020.
