Montenegro has a citizenship program for investors. To obtain a passport, applicants make a non-refundable contribution to the state fund and buy real estate in the country.

You can buy real estate only in projects that have been approved by the Montenegrin government. The list includes hotels in popular tourist regions - on the Adriatic coast and in the mountains.

By July 2022, more than 75% of the shares and apartments in the approved properties have already been sold. Several apartments are still available in the Hotel Breza.

5-star hotel Breza in Montenegro: how to buy a share and get citizenship of the country

The 5-star Hotel Breza is suitable for participation in the citizenship program. The hotel is located in the suburbs of Kolasin, which is considered the main ski resort in Montenegro. The ski season there lasts from November to mid-April.

To obtain a Montenegrin passport, an investor must:

buy an apartment in the Breza hotel worth from €250,000;
contribute €200,000 to the state fund.

Terms of the Montenegrin citizenship program by investment

Property owners will receive a yield of 5 to 8% from renting out apartments. The terms of the citizenship program do not set a minimum tenure for real estate. As a rule, the object can be sold and the investment returned after 5 years.

An application for Montenegrin citizenship can be submitted by investors over 18 years of age, who will pass a due diligence check and confirm the origin of funds. Applications are accepted until December 31, 2022, after which the program will be closed.

Hotel Breza is located near the ski slopes of Kolasin, on the banks of the Tara River. You can get to the hotel by car or public transport from the international airports of Podgorica or Tivat.

The hotel apartments are available for purchase. The design of the apartments differs depending on the room type. For example, the Modern rooms are decorated in Alpine style. The apartments offer views of the river or Mount Belasitsa.

The hotel’s spa includes a relaxation area, a pool overlooking the river, a Jacuzzi, a bar and a gym. The hotel will also have a national restaurant and ski equipment rental.

What will an investor get by purchasing a share in the Breza hotel

Second citizenship for the whole family. The investor will be able to include members of his family in the application for Montenegrin citizenship:

spouse or spouse, even if the couple is not officially married;
children under 18 and older if they are financially dependent on the investor.

Visa-free entry to 123 countries, as well as the opportunity to stay in the Schengen countries for up to 90 days in half a year.
