366 investors received Antigua and Barbuda citizenship in 2020. The country’s budget was replenished by $ 115.7 million. We will tell you what the program participants are investing in and why they are increasingly choosing the option with real estate.

Antigua and Barbuda launched a citizenship program by investment in 2014. The program is in demand among investors: the amount of investment is small compared to European programs, and the passport takes from 3 months. Antigua and Barbuda passport give almost the same freedom of visa-free travel as the European Union passport.

In 2020, Antigua and Barbuda applications dropped by 22% due to the financial crisis and the pandemic. Things began to improve in the fall of 2020, the program department notes. In recent months, the number of applications has reached the numbers for the same period in 2019.

The number of applications will double in 2021, the program department predicts. To reach that number, the government may introduce incentives for investors or simplify program conditions. But the department has not yet disclosed specific plans.

The Antigua and Barbuda citizenship program offers investors four investment options to choose from.

96% of investors chose the non-refundable contribution option in 2019. But by the end of 2020, investors were more likely to buy real estate, the program department notes. It predicts that demand for the buy-to-let option will continue to grow in 2021.

Why the demand for real estate under the program is growing

Investors invest in tourist real estate: they buy shares, apartments or villas in hotels. All properties are approved by the government of Antigua and Barbuda, the construction is done by contractors with state accreditation.

The program department suggests that the increase in demand for real estate in 2020 is due to two reasons:

  1. Investors want a vacation destination that they can visit even during a pandemic.

  2. Investors are changing the way they work: some are moving to a remote format that allows them to run a business from anywhere in the world. Including from a second citizenship country, living in the property purchased under the program.

An investor can buy an apartment or a villa for himself. If he acquires a share or apartment, a villa for rent, he is entitled to live and rest 1-2 weeks a year. At the same program, the participant has all the rights of a citizen of Antigua and Barbuda, so he can fly to the island at any time, even if the border is closed to foreigners.

Immigrant Invest real estate experts point out two more important advantages of buying property in the Caribbean.

Renting out properties brings an income of 3 to 5% per annum. In this case, the investor does not need to monitor the state of the property, this is done by the management company.

The islands of Antigua and Barbuda are popular with tourists. Before the pandemic, about 300,000 people a year came to the country for vacation. Therefore, tourist real estate in the country is in demand: vacationers rent rooms in hotels, apartments and villas at the resorts.

The government of Antigua and Barbuda expects an even greater flow of tourists when they lift all restrictions on flights. This means that the demand for tourist real estate and rental prices will grow.

Return on investment. Under the terms of the program, the investor owns the property for 5 years. Then he has the right to sell the share or object.

Property prices in the Caribbean region are rising by 1.5-3% per year. The approved object can participate in the program twice. If the investor is the first buyer, he sells the property to the next participant in the program and returns the money invested.

In 2021, Antigua and Barbuda are offering investors the opportunity to purchase a share, apartment or villa in one of 42 approved properties.

Investors with an Antigua and Barbuda passport travel visa-free to 151 countries, including Schengen, Great Britain and Singapore. In the Schengen states are allowed to spend up to 90 days in six months, in the UK – up to 180 days per year. Also, citizens of Antigua and Barbuda are entitled to obtain a tourist visa to the United States for 10 years.
