Two hotels in Antigua and Barbuda are planning to expand in 2021. Investors will be able to buy shares in these hotels and receive dividends. We tell you how to not only multiply your capital but also get a Caribbean passport.

Cocos Hotel and Keyonna Beach Resort are boutique hotels built on the west coast of Antigua Island. They are designed specifically for romantic getaways: only couples can check into cabins overlooking the Caribbean Sea. The hotels do not accept singles or families with children.

In 2021, construction will begin on new villas within the hotels. Ten cottages will appear at Cocos Hotel and twenty lodges at Keyonna Beach Resort.

Foreigners will be able to buy shares in hotels when construction starts. Owners of shares will receive dividends: the developer forecasts up to 8% p.a. Investors will receive their first payments in US dollars four years after the purchase.

The Citizenship Programme Department reported on the hotel expansion in the December issue of ” Antigua & Barbuda – The Citizen”. Cocos Hotel and Keyonna Beach Resort are not yet on the list of approved projects under the programme. They will be added when construction begins. If the hotels are approved, investors will be able to participate in the programme by buying shares in these hotels.

Under the terms of the programme, investors invest from $200,000 – the value of one share in an approved hotel. The investor will receive dividends in 4 years, and the property must be owned for 5 years. This means that the investor will receive an interest payment at least once, even if he sells his share as soon as the five-year period expires.

Keyonna Beach Resort is located on the southwest coast of Antigua Island and overlooks Turner’s Beach. The resort consists of wooden cottages overlooking the Caribbean Sea.

The cottages are furnished with handmade furniture, including air-cushioned king-size beds. Each cottage has a veranda, and the luxury villas have a private outdoor pool built into it. An air conditioner, refrigerator and minibar provide relief from the heat in the cottages. There are no TVs or radios: the philosophy is for couples to enjoy each other’s company without distractions.

The hotel restaurant menu is a mix of West Indian cuisine and seafood dishes. Tables are set on the open veranda overlooking the beach, so guests can enjoy a picturesque sunset while dining.

Why foreigners are investing in real estate in Antigua and Barbuda

Property in Antigua and Barbuda is a liquid asset that is growing in value by 1.5-3% per year. The dynamic is due to the islands’ popularity among tourists. Around 300,000 people come to the country every year for holidays, including celebrities such as football star Lionel Messi.

A foreigner can buy a share, an apartment or a villa in a hotel and obtain Antiguan citizenship for the investment. The main thing is that the project must be approved by the country’s government. In December 2020, the list of approved projects includes 39 hotels and resorts.

Participants in the citizenship programme own the property for a minimum of 5 years. During this time, they rent out the property and receive about 4% yield per year. After five years, the property can be sold and the investment can be repaid.

If an investor invests from $200,000 and satisfies all the conditions, they receive an Antigua and Barbuda passport. Citizens of the country can travel visa-free to 151 countries around the world, including Schengen states, the UK, Singapore and Hong Kong. They can also obtain a long-term visa to the US for 10 years.
